Early Bird/First Cut Pricing - If you enter into a project for acquiring an asset up ahead, which is the time of the launch of the project, chances are that you would be acquiring it at the early bird price or the First Cut Pricing. This obviously is a big advantage when it comes to owning real estate. We all understand that real estate grows over time, so the earlier you get into owning a property at the first price, you can almost be certain that you will end up with a capital appreciation on your asset over a period of time that the off plan project will take to become a real asset that is ready to move.
As an investor the interesting thing is that while you may be able to self fund the property, however the end user, who may be on rent can only afford either paying rent or EMI, that of course is your end buyer for the property that you may have booked early on and can exit at the time when the property is just about to be ready for possession. The only word of caution here is to be sure of the developer credibility and not risk your hard earned money.
